THE PREMISES WILL BE DELIVERED IN BASE BUILDING STANDARD CONDITION. (See Article 3 herein.)

1. Additional rent is estimated at $5.31/sq. ft.; this includes the tenant's proportional share of school and municipal taxes, building insurance, maintenance of heating and air conditioning units, maintenance of common areas and the building envelope, janitorial services, elevator maintenance, energy costs related to the secondary systems of the private and common areas, and an 8% management fee. GST and QST are extra. Additional rent will be adjusted annually and further detailed in the lease agreement to be executed.

2. No charge for Hydro-Québec; these energy costs will be covered by the Lessor. The only costs for the Tenant are the base rent plus any additional rent, plus GST and QST.

5- 779 square feet total: 665 square feet private area and 114 square feet common areas. The actual surface area of the leased premises may be subject to slight modifications.

6. The tenant will be required to provide a personal guarantee to the landlord to secure payment of the rent.

7. A credit check will be conducted by the landlord at their own expense. Approval of the credit check to the landlord's full satisfaction is a condition of any lease commitment.

8. A security deposit will be required and will be a condition of any lease commitment.
