Overview

1. Additional rent is estimated at $5.31/sq. ft.; this includes the tenant's proportional share of school and municipal taxes, building insurance, maintenance of heating and air conditioning units, maintenance of common areas and the building envelope, janitorial services, elevator maintenance, energy costs related to the secondary systems of the private and common areas, and an 8% management fee. GST and QST are extra. Additional rent will be adjusted annually and further detailed in the lease agreement to be executed.

2. The tenant will be responsible for energy costs, calculated on a pro rata basis according to the number of square feet leased, unless the premises are equipped with a separate meter. In such case, the tenant will pay energy costs directly to the relevant utility providers.
